Bed & Breakfast Rooms and Rates
The four tastefully decorated guest rooms in our Vermont
Bed and Breakfast are furnished with period antiques, reproduction
furniture and oriental rugs. Our luxurious queen and king-size
beds are appointed with fine linens and fluffy down comforters,
assuring a restful night’s sleep. All Bed & Breakfast
rooms have en suite bathrooms, blow dryers, high-speed DSL
Internet access, clock radio/CD players and comfy spa robes.
Televisions and DVD players are available upon request free
of charge.

Babcock
- Snuggle into this room, classically decorated with
warm rust and pumpkin tones. An exposed beam and original
wide-pine plank floors lend a rustic Vermont appeal.
The windows overlook our expansive lawns, garden and
nearby Sugarbush mountains. It is elegantly appointed
with a plush queen bed with a custom upholstered headboard,
antiques and an oriental rug. The bathroom has a tub/shower
combination and a pedestal sink. Air

Laurel
- With its creamy yellow walls, toile window treatments
and light and airy appeal, this Bed and Breakfast room
will keep you smiling all day. Enjoy a restful nights
sleep in the king-size four-poster bed. There is also
a daybed for relaxing, reading a good book or just daydreaming.
Pull out the trundle and this room accommodates four
friends, or you and your two children. The bright bathroom
with shower enjoys the same beautiful Vermont hilltop
and Sugarbush golf course views as the bedroom.

*Bed and
Breakfast Rates
All rates are for double occupancy. Add $25 a night to the
weekend rate for Christmas week, 12/27/06 thru 01/01/07 and
President's Weekend, 02/16/07 - 02/19/07. Add $10 a night
for Martin Luther King Weekend, 1/13/07 - 1/16/07 and Foliage
Season, 09/22/07 - 10/15/07. Midweek discounts not valid during
foliage season, 9/22/2007 - 10/17/2007. There is a $25 charge
for each additional person in the room. We reserve the right
to add a $20 single night supplement during weekends, holidays
and foliage season. Subtract $10 from standard rates for single
occupancy, excluding specials, holidays and foliage season.
Please add 9% meals and room tax and 4% community sponsorship
fee to all quoted rates.
Weekends & Holidays
There is a 2 night minimum stay on weekends, 3 nights over
holiday weekends and foliage season..
Deposits
The equivalent of one night’s stay or 50% of the total reservation (whichever is greater) is due by credit card at the time of booking. The balance of the reservation is due at check-in by cash, personal check, VISA, Master Card or American Express. For groups booking three or more rooms, the balance is due 14 days prior to arrival.
Cancellations
All deposits are refundable, less a $25 processing fee per
room, up to 14 days prior to scheduled arrival date. A 30-day
cancellation notice is required over foliage and holiday periods
and for groups booking three or more rooms. If cancellation
is received after this time, the deposit will only be returned
if we are able re-book your room. Cancellations received within
72 hours of arrival, early departures and no-shows are responsible
for the entire amount of the stay.
Check-in/Check-out
Check-in is from 3 pm – 7 pm daily. Please call if you will
be arriving later than 7pm. Check-out is at 11 am or by prior
arrangement. We're sorry, but early check-ins are not available.
Children
We are open to accepting one or more well mannered children
at the Inn, depending on the season and circumstance. Please
call to discuss your situation. We do require that children
keep an eye on their parents at all times. If you require
a crib, we can arrange one for a flat fee of $25.
Pets
For the comfort of all of our guests, we are unable accommodate
pets at the Inn. Please ask us for a kennel referral.
Alcohol
To remain in compliance with our liquor license, we ask that
you refrain from bringing in your own alcoholic beverages.
No Smoking
For the comfort of all the guests, there is no smoking at
the Beaver Pond Farm. Note, there is a $100 cleaning fee assessed
for anyone found smoking at the inn.
